Hallam is a small suburb with a wider spread of house ages than its size suggests, and that spread is the main thing that decides what a bathroom renovation costs here. The locality goes back to the 1850s, William Hallam arrived in 1856, and the railway station opened in 1880, so there is genuinely old fabric near the original village. Dairying was still the main use of the land until the 1960s. The three kinds of Hallam bathroom
The older cottages near the station and the highway are the ones that hold surprises. Many sit on stumps over a subfloor rather than a slab, the wet area floor is timber with sheet flooring over it, and the waste runs into old drainage that predates the current estate. Once the floor is up, the joists under the shower are often the part that needs the most attention, because water has been tracking down the wall for years and the timber under the base has gone soft. That is a rebuild rather than a refresh, and the floor structure and fall have to be corrected before any membrane goes down.
The 1970s and 1980s brick veneer in the north west is the same house you find across Narre Warren: one bathroom, a separate toilet, coloured wall tiles, a fibreglass shower base in the corner and an exhaust fan ducted into the roof space. At that age the membrane is treated as spent, and the price is built around a strip out rather than a repair.
The late 1980s and 1990s subdivisions in the north east and south east are the simplest work in the suburb. The layouts are conventional, the drainage is modern, and the job is a same footprint strip and rebuild with new services.

Old drainage is the Hallam variable
Drainage matters more here than in the newer suburbs, and it is the single biggest reason a Hallam quote can sit above a Narre Warren one for the same looking room. Vitrified clay pipe with rubber ring or mortar joints was the norm under houses of this age, and after decades of root intrusion and ground movement a section can be cracked, misaligned or partly collapsed without anything showing inside the house. A shower that drains slowly and a gully that surcharges after heavy rain are both worth mentioning at the site visit.
On an older Hallam house we would rather camera the drain before quoting than find a collapsed section on day three, because a drain replaced mid job takes an excavator, a permit and a week that nobody costed. Access, parking and the skip
Hallam is cut by the Pakenham rail line and the Princes Highway, with the South Gippsland Freeway and the bypass on the western side, so a five minute trip on a map can be a fifteen minute trip in practice depending on which side of the line the house is on. Parking is the real constraint near the station, where the older streets are narrow, the nature strips are shallow, and commuter parking fills the kerb through the day.
