Narre Warren is the suburb we work in most, and the bathroom work here is more repeatable than anywhere else in Casey, because so many of the houses are the same house. A 1970s or 1980s three bedroom brick veneer in Narre Warren almost always has one bathroom, a separate toilet off the hallway, and a shower that has been leaking for longer than the owner thinks. Once you have stripped a few dozen of them you know what is behind the tiles before the first sheet comes off.

The housing eras in Narre Warren

The suburb has an unusually tight age profile. The oldest fabric is the Fountain Gate estate, started in 1956 by Isador Magid working with the architect Robin Boyd and laid out on Radburn principles, with houses facing linear parks rather than the road. Fountain Gate was a separately named suburb from about 1979 to 1993 before it was folded back into Narre Warren. The bulk of the suburb came later. The population went from 359 in 1954 to 13,594 by 1991, and almost all of that is 1970s to early 1990s brick veneer.

Growth then moved south. Narre Warren reached 24,526 people by 2001 and 25,882 by 2011 while the estates in Narre Warren South filled in. Postcode 3805 covers both, so the one postcode spans a 1970s single storey belt and a turn of the century double storey belt with very little in between. The Narre Warren bathroom we see most

The common house is single storey brick veneer with almond, avocado or pink wall tiles, a 900 by 900 fibreglass shower base dropped into the corner, a steel bath, a single laminate top vanity, and an exhaust fan ducted into the roof space rather than out through the eave, which is why the ceiling sweats in winter.

The complaint that brings people to us is almost never the colour. It is the shower. A bead of silicone that has lifted away from the base, a line of cracked grout in the same corner, and carpet that feels wet in the hall on the other side of that wall are the three that arrive together. Most of the older half of the suburb went up before 1990, so a sample of the wall sheeting goes in before we quote, and a positive result is priced and scheduled as its own stage rather than discovered mid job. It is one of the few things that can move an otherwise straightforward Narre Warren bathroom out of the standard band. Access, parking and the skip

Most Narre Warren streets from the 1970s and 1980s have a single width driveway and a wide nature strip, so a mini skip normally sits on the driveway and the tipper works off the kerb.
